Vinyl composite tile (VCT) or vinyl sheet goods style flooring require very specific maintenance to look their best. When these procedures have been allowed to lapse, a vinyl flooring restoration may be required. This process can be quite involved and time consuming or a bit easier if the wear damage has been limited. Today, we take a look at some pictures from a recent vinyl flooring restoration service we provided in Scottsdale.

Vinyl Flooring Restoration – Break Room Before Cleaning

Vinyl Flooring RestorationThis floor was showing significant dulling and scuffing. The scuffing is caused by shoes or furniture dragging across the face of the floor. Often a good maintenance cleaning will take care of most issues. This floor had gone through several such maintenance cleanings, and it was time for a deeper cleaning. In the industry, we performed a process known as a ‘deep scrub and re-coat’. The idea is to lightly scrub the dirt off the top of the sealed floor, without removing the base coat of sealer. Let’s look at some of the other steps.

Vinyl Flooring RestorationThe light scrub is performed using a rotary scrubber with a gentle pad and neutral cleaner. A neutral cleaner is a cleaning product that has a ph of 7, meaning it is neutral. This is important as it will not dry with a chemical residue. Some companies will give the floor a quick mopping, we choose to give the floor a flush using our hot water extraction process. After the floor is thoroughly dried, it will look very dull, as it does below.

Vinyl Flooring RestorationVinyl Flooring RestorationNow that the floor is bare, clean, and dry, it is ready for us to apply a topical sealer. We like to apply a minimum of 2 coats of sealer. In this case, the client did not want the high shine (and maintenance cost) of a waxed floor, so we chose to apply a third coat. This decision was made to provide adequate protection for the floor and give the floor a healthy glow.

The image to the left shows how a good coat of sealer is applied under the furniture. The first coat is applied then speed dried. Once dry, we replace the furniture without walking on the sealer. We then apply the sealer to the rest of the room to give an even look, and a completed first coat application.

Vinyl Flooring RestorationWith the second coat, you can see a much brighter gloss from the reflection of the overhead lighting. If the client was looking for a wax application, we would move to the wax at this point. In this application, we were told to only apply sealer. This is often due to cost of initial application or future maintenance costs. Keeping a well waxed floor looking bright and new is quite costly.

Please note that the floor is completely dry at this point. The client can expect a room with this kind of traffic to stay looking relatively shiny and clean for a year or more if it is maintained properly.
